Where these numbers come from
  • FHA upfront MIP (1.75%) and the annual MIP rates come from HUD Mortgagee Letter 2023-05. Your MIP rate and how long you pay it both change with your down payment — put 10% down and it drops to 50 bps and ends after 11 years instead of running the life of the loan.
  • VA funding fee rates come from the U.S. Department of Veterans Affairs, effective 7 April 2023, and vary by down payment and whether it's your first use. Exempt is $0.
  • USDA fee mechanics come from 7 CFR 3555.107(g)–(h). The current 1.00% upfront / 0.35% annual rates are set administratively by USDA Rural Development.
  • Private mortgage insurance is priced by private insurers off your credit score and loan-to-value — there is no published government rate. The PMI figure here is an estimate, not a quote, and you can type your own.
  • Property taxes, homeowners insurance and HOA dues are the figures you entered.
