Plain English wherever the law allows it. This explains exactly what this website collects, what happens when you send an enquiry, and how to switch off advertising cookies.

Who we are

This website is operated by Kudu Holdings LLC, doing business as Total Trust Home Loans, 602 S 8th Ave, Safford, Arizona 85546. Loans are originated by Gerhard De Beer, Mortgage Loan Originator, NMLS #1906123, Arizona DFI License LO-1012185, through Loan Factory, Inc. (Company NMLS #320841).

This policy covers totaltrusthomeloans.com. It does not cover Loan Factory's application system or any other site we link to — those operate under their own policies, and you should read them.

What we collect

Information you give us

If you use the contact form we collect the name, email address, phone number and message you type. If you have used a calculator on the site, the figures you entered may be sent along with your message so we can answer you accurately. We ask for nothing more than that.

Please do not send sensitive information through this website. Do not email or submit your Social Security number, date of birth, account numbers or copies of identity documents. When the time comes for those, we will send you a secure link. A normal web form is not the right place for them.

Information collected automatically

Like nearly every website, our host records standard technical data — IP address, browser type, pages requested, and timing — for security and reliability.

We also store campaign attribution in your own browser so we know which advert, post or link brought you here. Specifically: any utm_* parameters and advertising click identifiers in the URL, the referring website, and the first page you landed on. This is kept in your browser's local and session storage for up to 90 days and is sent to us only if you choose to submit an enquiry.

Third-party requests

Our pages load fonts from Google Fonts, which means your browser contacts Google's servers to fetch them. Our site is hosted and protected by Cloudflare, which processes requests on our behalf.

How we use it

  • To answer your enquiry and give you accurate loan information.
  • To prepare quotes, scenarios and pre-qualifications you have asked for.
  • To understand which marketing actually works, so we spend less annoying people who were never going to be interested.
  • To improve the site — for example, seeing which questions people search for in our FAQ tells us what to write next.
  • To meet our legal, licensing and record-keeping obligations as a mortgage originator.

We do not sell your personal information.

Who we share it with

We share information only where it is needed to do the job you asked us to do:

  • Loan Factory, Inc. — our sponsoring mortgage company, if you proceed with an application.
  • Lenders and investors — when you have asked us to shop your loan.
  • Service providers — hosting, email, and the system that receives enquiries from this site, each acting on our instructions.
  • Regulators, auditors and law enforcement — where the law requires it.

If advertising tools are active (see below), the advertising platform will also receive data about your visit.

Cookies & advertising

We use browser storage for two purposes: to remember how you found us, and — where enabled — to measure and target advertising.

  • Necessary — makes the site work. Cannot be switched off.
  • Attribution — records the campaign that referred you, stored in your browser for up to 90 days.
  • Analytics — aggregate measurement of how pages are used.
  • Advertising — used by platforms such as Google and Meta to measure conversions and to show you our adverts elsewhere (commonly called retargeting).

Security & retention

Enquiries submitted through this site are transmitted over an encrypted connection to leads.totaltrusthomeloans.com. We keep enquiry information for as long as needed to serve you and to satisfy lending record-keeping requirements, then dispose of it securely.

No method of transmission over the internet is completely secure, which is exactly why we ask you not to send identity or account numbers through the website.

Children

This site is intended for adults seeking mortgage financing. We do not knowingly collect information from anyone under 18. If you believe a child has provided information, contact us and we will delete it.

Changes to this policy

If we change how we handle information — particularly if we switch on advertising tools — we will update this page and change the date below.
